It’s Show and Tell Time for Building Product Manufacturers

“Architects have a greater ability to improve public health than medical professionals.”

That provocative statement was made by a physician, Dr. Claudia Miller, an assistant dean at the University of Texas School of Medicine, on a panel I moderated on healthy building materials during our second annual firm-wide Green Week.

More than 800 of our co-workers heard nationally recognized leaders discuss everything from the impacts of LEED v4 to the latest in energy modeling software. In addition to Dr. Miller, the panel included Jason McClennan, founder and creator of the Living Building Challenge and CEO of the International Living Future Institute; Bill Walsh, executive director of the Healthy Building Network , and Howard Williams, vice president at Construction Specialties, a global building materials supplier.

Though the panelists – a designer, physician, manufacturer, sustainability activist, and a building certification creator – come with different skill sets and perspectives, their combined knowledge and collective purpose was clear: They made a unanimous call for cooperation and transparency from building product manufacturers. This is exactly the type of collaborative action our industry needs to shift the building materials paradigm from translucent to transparent, and from toxic to healthy.

Architects and designers can leverage their specification power to transform the building product marketplace, suggested Dr. Miller.  Like medical professionals, the design community has a duty to protect the public which has the right to know what’s in the products that surrond them. And the specifiers of those products  have the duty to select those that minimize impact on the environment and the people who occupy the spaces they create. Doctors can treat only one patient at a time, Dr. Miller added, while architects who specify environmentally responsible products help safeguard the health of a far greater number of people.

McLennan, an architect himself and author of the Living Building Challenge’s chemicals Red List, empathized with designers who want to do the right thing but face some huge challenges when they try. He said he understood that the design community is daunted by the obstacle of sorting through volumes of lists, varying standards, certifications, materials evaluations, and possible greenwashing. “The reality of all of this must seem overwhelming to an architect on a deadline – you shouldn’t have to be a toxicologist to specify healthy building products,” said McClennan. “The paradigm is backwards. We shouldn’t have to go out of our way to specify healthy building materials. The opposite should be true.”

Williams pointed out that architects and specifiers have numerous resources at their disposal to ascertain which ingredients should be avoided without having to fully grasp the science. These resources include the Healthy Building Network’s Pharos Project with its comprehensive chemicals library of more than 22,000 materials profiled; the EPA BEES (Building for Environmental and Economic Sustainability) 4.0 software and the S.I.N. (Substitute It Now) List, an NGO-driven project based in Sweden to speed up the transition to a toxic-free world.

Walsh reminded us that the volunteers of the Health Product Declaration Collaborative are working to remedy this challenge with their HPD Open Standard, a universal format that systemizes reporting language to enable transparent disclosure of building product content and associated health information. The HPD collaborative is comprised of a group of green building industry leaders who spent a year developing the standard, which launched last November.

A month later HKS sent an open letter to manufacturers requesting that they disclose the chemical contents in their products through the Health Product Declaration Collaborative. Since then, several other design firms have issued similar letters. The marketplace is taking notice. Manufacturers are reaching out to learn more about our goals.

In discussing concerns over VOCs, halogenated flame retardants and chlorine-based plastics, Walsh explained that “… we’re very early in the science of chemical impact, and the unknowns of the multigenerational impact of chemical exposure on people, but sunlight is the best disinfectant. We’re working toward a labeling-and-certification program that fully aligns with other systems, like the Living Building Challenge.”

While the chemical industry has been reluctant to open up, said Williams, there’s good reason for optimism. With the growing demand for greater ingredient transparency in all we consume and use from all sectors of the building industries, the voices of architects and designers, companies demanding green office space, policymakers, health and green advocates and, most important, consumers are being heard.

“I’ve had some extremely positive conversations with CEOs – there’s a noticeable market shift here and in Europe, especially in retail,” said Williams. He added that progressive companies like Google do not allow their workplaces to include substances on the LBC’s Red List.  Early on, he says his firm recognized the advantage of disclosing the chemical contents of its products.

All of us agreed that progress is being made toward improved transparency. And the power of actions taken by architects and specifiers will lead to more rapid change. A holistic approach to the problem among those pressing for the disclosure of product ingredients, consumer demand, manufacturers with credible and realistic answers from their supply chains all contribute to creating safer, cleaner products.

We as architects have the power to seek out and specify healthier building materials. It’s our fundamental responsibility as design professionals to do so. Simply put, 21st century buildings must show a deep understanding of much more than energy conservation. Our buildings need to address the long-term wellbeing of life (human and otherwise) and the environment that supports all living creatures.

Q&A: HPD, the Manufacturer’s Point of View

The U.S. EPA, the European Union Commission on the Environment, the State of California are among the government organizations that have come out on the side of healthy materials for our built environment. In addition, there are a growing number of associations and firms engaged in collecting data on toxic materials that should be avoided, sharing their information with the public. They include the Healthy Building Network ‘s Pharos Project, Clean Production Action, Perkins + Will’s Precautionary List, Living Building Challenge and that organization’s Watch List, and the various LEED programs, such as HC and Pilot.

Most recently, the first open standard format for reporting the content and hazards in building products was launched at Greenbuild 2012. Called the Health Product Declaration (HPD) Open Standard Version 1, the program is managed by a non-profit group of collaborators. The HPD Collaborative is lead by the Pilot Project Committee of 29 building product manufacturers and 50 expert reviewers from across the building industry. The collaborative is in the process of developing, maintaining, and evolving the HPD Open Standard to meet the growing demand from the design and specifying community for health information on the many products used in our buildings. Included in this pilot group is the Canadian furniture manufacturer Teknion. In an effort to build the case for HPD, starting from the supplier’s point of view, I asked Tracy Backus, LEED AP ID+C, director of sustainability programs at Teknion U.S. to answer a few questions. Here she talks about what one manufacturer is doing to safeguard human health, and the Earth that gives us life.

Susan S. Szenasy: As a member of the Health Product Declaration (HPD) Working Group, in the manufacturing sector, and with Teknion’s long-term commitment to environmental health, could you tell us why your firm has decided to join this particular group? And what are your hopes for outcomes?

Tracy Backus: We were asked by Google to participate originally.  As we looked more closely at our history and how Teknion has already made steps to reduce chemicals from our products, like PVC, it was a natural for us to begin the work of full disclosure to the public. The challenge was developing a method that worked for all manufactures of building materials. That is the work of the HPD.

SSS: I understand you heard about HPD from a client, Google, in search of more transparency in products’ chemical/material content, as these relate to human health effects. What was Google looking for?

TB: Google is aligning its business to protect the health and well-being of it’s employees by building and procuring products that eliminate chemicals of concern, identified by the EPA, Living Building Challenge, and the National Cancer Institute. They are investing and, therefore, expect the same of manufacturers to advance the industry to research and develop safer materials for the built environment. Read more…




A New Humanism: Part 7

Wrapped into our predilection to explore, and at times our most urgent immediate motivation, is the search for orientation – to know exactly where we are.  Again, what happens in a built environment parallels person-to-person encounters. We want to eliminate unknowns and get-our-bearings in relation to the mental maps that we have constructed over time. Being disoriented – being “lost” – triggers anxiety, fear, and ultimately panic. It is clearly a “peril”, and it can be costly. Though we lack the innate homing skills of other animals, we do have an evolved capability to learn how to navigate; it’s another way we “master” our environment and feel “in control”.

In his pioneering study, The Image of the City, professor Kevin Lynch analyzed mental maps created by many people to orient themselves in a city.  Although each individual’s map was necessarily unique, he found important overlaps – propensities – that he organized into clear, practical, usable ways that we use to make a city “legible”. Many of his insights and much of his vocabulary of  “imageability” and “way finding” have been adopted, built upon, and absorbed into the conventional wisdom of generations of designers because they can be successfully applied in practice – and not only in his field, urban design. It seems likely that he is describing patterns that come naturally and easily into most human minds – a specific genetic preparation for learning.

In any case, we all know that aids to navigation and clues to orientation are integral parts of built environments – whether conscious and intended or not. Lynch focused on the physical form of Boston, but his pattern of thinking also organizes the broader bands of perception that we habitually use in practice to find our way.

  • He identified five key elements that continually reappeared in mental maps – edges, paths, districts, nodes, and landmarks – and spelled out common themes that are perceived in each of them, primarily qualities of clarity, continuities, differentiation, and dominance, and the awareness of motion and time – plus, naturally, the recognition that all are then interpreted through filters of culture, personal skills, and associations.
  • In addition to distinctive spatial forms, sources and echoes of sounds, aromas or stench, temperatures, wind and light levels are all elements in the maps.
  • Sensing distinctive kinds of human presence and action, past, present, and anticipated – the social and cultural clues – can be even more powerful. The energy and excitement of crowds and commerce, a fear of strangers and violence, or the reassurance offered by records of long established human settlement, all tell stories of stability, danger or vitality that define a place – and whether we want to be there or, instead, find a path to escape or explore further.
  • Ultimately, of course, the underlying coordinates of a mental map are framed in the context of our own pressing motivations, accumulated memories, and the feelings locked into them.

Engaging with Gowanus

If something between $467 million to $504 million were about to be spent in your back yard, wouldn’t you want to know what those dollars would buy and add your voice to the discussion?

Those dollar amounts reflect the estimated cost for cleaning up the Gowanus Canal in Brooklyn, NY. The canal, an EPA (US Environmental Protection Agency) Superfund site, is an extremely polluted body of water with hazardous materials like coal tar, oil, metals, and other toxins. These contaminants are resting in the sediments at the bottom of the canal. The EPA’s job is to study the area, determine who is responsible for the contamination, create a plan for clean up, and oversee the clean up, which is paid for by the responsible parties. The EPA does this with the objective of removing risk to human and ecological (plant and animal) life in and around the canal.

To help them achieve that objective, the EPA has defined a series of 9 criteria for evaluating the alternatives for clean up. Many of these criteria focus on common sense things like smart, efficient, and safe actions; but there is one very key criteria that you should care about, “Community Acceptance”.

Community acceptance is what makes this a great time to speak up. Right now the EPA is in the Proposed Plan Comment Period, which is the time when the agency is required by law to take comments on its proposal for how to clean the canal; and they must respond to these comments in documented form.

Why comment? Here are a couple of reasons.

  1. Everyone is listening – Politicians, businesses, and the media are all watching very closelyhow the various groups involved, including the community, are responding to the plan.
  2. It’s on the record – Community groups, mission driven organizations, and concerned citizens not only can know they are being heard, but will actually see their comments (or similar ones), answered in written form by the EPA.
  3. Now is the time – The public comment period is the primary time that the community has to comment on the proposed plan. It’s open till March 28, and after that, there will be a lot less attention paid to the comments and questions surround the plan.

A Chicago Tribune series this past summer, “Playing with Fire,” shed new light on an old but hidden problem – the ubiquity of toxic chemicals embedded in many of the materials used in our indoor environment, halogenated flame retardants (HFRs) for one. Boiled down to the essentials, the issues call out for our attention:

  • Flame-retardant chemicals are included in a wide range of materials and furnishings as the most expedient and least costly path to meeting the flammability standards. These sandards are written into law with the intent of reducing fire hazard by slowing the spread and intensity of fires. The state of California’s flammability standards for furniture are most often met by adding HFRs to foam; the International Code Council (and the local jurisdictions that adopt their standards into codes) leads to HFR use in foam insulation; and their use in electronics is a result of standards set by the International Electrotechnical Commission. These standards for furniture and insulation developed largely in response to the increased use of foam in the built environment, coinciding with an increase in fire incidents, primarily involving cigarettes. These standards were written reactively and without much planning or evaluation of appropriateness at the time they were implemented.
  • In the case of foam insulation, the requirement that is met through the use of flame retardants is based on an inappropriately-applied flame test: The Steiner Tunnel Test is designed to study flame spread in tunnel conditions, not in a building’s interior. At a summit on flame retardants held the day prior to Greenbuild in San Francisco last month, fire scientist Dr. Vyto Babrauskas stated that the Steiner Tunnel Test “Might be an appropriate test if we lived in coal mines, with a low ceiling and a massive fan blowing heat through the space.” California’s furniture flammability standard, adopted in 1975 and known as Technical Bulletin 117, utilizes a small flame test. As a special 2011 report by Environmental Health News explains, “Naked foam treated with flame retardants to meet TB117 can resist a small open flame. But when fabric starts to burn, the foam will be exposed to a much larger flame than used in the TB117 test, and there’s no evidence that treated foam can resist that larger flame.” Since manufacturers who want to sell furniture in California must meet these standards, and since the state has such a significant economic influence, the state standard becomes the default standard for the rest of the country as well. Waterfronts and Preservation: Are They at Odds?

Whether you call her Hurricane, Superstorm, or Frankenstorm, Sandy has brought devastation, destruction, and lasting change to our waters’ edge.

Across New York City and the tri-state region, neighborhoods glimpsed the climate change forecast—massive flooding, storm surges, and rising seas. With lives lost and billions in damages, it’s safe to say our communities will never be the same.

Into this new reality comes a renewed vigor for finding new ways to cope. In New York City we’re hearing about many different solutions including storm barriers, oyster reefs, and waterfront parks—and as many political opinions. Some of these ideas treat water as something to keep at bay, working like the Dutch to build walls to protect us and keep the water out.

But storm barriers pose a lot of problems. They wreak havoc on the marine environment, are challenging to implement legally and politically, can cost billions, and are a binary system, meaning they work up until they fail, then it’s a disaster. A barrier does help with one thing—preserving what we have.

I am a Climate Refugee

I am a climate refugee, or at least, I was for nearly 2 weeks after Superstorm Sandy hit the NYC metro area. What is a climate refugee?  It’s someone who’s been displaced due to the effects of climate change.  Millions of people throughout NY, NJ and CT are now official members of this latest category of citizens.  Climate change has been called a moral issue because impoverished nations are supposed to be the first impacted.  Sandy illustrated that rich localities can easily become the Third World when the web of infrastructure we depend on collapses.  It’s a good bet another Sandy will hit the region within five to ten years. It was the second hurricane to ransack the northeast in two years.  Let’s hope the next downpour isn’t a category 3 or 4.

The aftermath has brought about two major ways of looking at our future.  One is to explore how the region can become more resilient and adaptive to climate change.  The other calls for “rebuilding stronger than ever” and implementing sea walls to protect the Big Apple from surging water.  Both paths are extremely challenging, because we are facing three-front fight.  We have to adapt to how our footprint has already altered weather patterns. We have to muster the willingness to continue eliminating further damage to the climate, and we must unlearn what we think modern society is.  Lastly, we have to do this as budgets and debt make it impossible for expensive solutions.

My Experience

At around 7p.m. on the night before Sandy made landfall, the lights in my house flickered and then went black.  It would be nearly 14 days before they came back on.  My house was built in the 1960’s – it is a beautiful vintage, mid-century style ranch home.  When first built, it was a model for the future. Everything in the house is electric from the hot water heater to the space heating to the air conditioning.  Three decades ago, electricity was cheap.  Now, homes with electric-centric mode of operation are a financial burden.

The Ocean Wins, Again

One December day seven years ago, I was just about the only person driving around Gulfport, Mississippi. Hurricane Katrina had hit three months earlier, and the downtown and neighborhoods nearby still looked like Armageddon—house after house had been crushed or split open by the storm surge. Nobody was fixing anything. People were waiting on the government to draw up new flood maps so they would know what might be insured if they were to rebuild.

By now, a lot of people have rebuilt their houses in Gulfport. Many of them are quite close to the water, just like they were before Katrina. If you look at the street views on Google Maps, you see houses rebuilt, as if no 24-foot storm surge could ever happen again. There was a rule: If less than 50 percent of your house was damaged, you could rebuild at the previous elevation. If more than half was damaged, you had to build above a 17-foot elevation. People who rebuilt low to the ground in the surge zone either squirreled under the 50 percent threshold or they don’t have insurance. Many of these people can’t afford the high cost of insurance, the city’s director of economic development, David Nichols, told me recently. They may have had their house passed down through family, so they have no debt but no money either, and nowhere else to live. Redevelopment in Gulfport generally has been suppressed by unwillingness or inability to rebuild to the mandated elevations, or by a lack of insurance—there are still also plenty of empty sites in town. But for many who have rebuilt, you can see a disaster setting up all over again.

Lessons from Isaac

Last week I experienced my first New Orleans hurricane. I’d been through big storms in the northeast before—a number of times, one time on a small island—but this one felt different. Maybe it was the timing, so close to the anniversary of Katrina. Maybe I’ve chosen to live in an inherently vulnerable city. The good news: the levees performed well (thank you, Army Corps of Engineers), the bad news: the local utility company didn’t. Hurricane Isaac did, however, provide some valuable life lessons:

1. There are only two kinds of hurricanes.
Boring hurricanes involve power outages, unrelenting heat, unrelenting rain, fierce winds, agitation, anger, dead cell phones, and acute internet withdrawal. “Interesting” hurricanes include all of the above, plus boats, helicopter evacuations, National Guard troops, motels in Arkansas, brushes with death, and occasionally death. Boring is better.

2. There is no such thing as a small hurricane.
Unlike tornados and earthquakes, hurricanes are easily tracked. You are given ample warning. Having experienced Isaac, I have now established a baseline metric for future evacuations: if a storm turns the corner at Key West and enters the warm waters of the Gulf already a hurricane, I will immediately start packing.

3. Blizzards are more fun than hurricanes.
At some point you can venture out into a snowstorm. Throw a snowball, make a snowman, frolic. In New Orleans you really can’t step outside in a hurricane until the tree limbs stop crashing to the ground. And then what?

Walking, Biking, Driving

In June, 24-year-old Emma Blumstein was bicycling along Bedford Avenue in Brooklyn, in the bike lane, when a flatbed truck turned in front of her. She went under the wheels, and was killed.

In May, Mireya Gomez, 50, was bicycling along Roosevelt Avenue in Queens when a car traveling in the same direction struck and killed her.

In April, Mike Rogalle, 58, was walking along the sidewalk of Beekman Street in Manhattan when a GMC SUV jumped the curb and hit him from behind, killing him.

The drivers who killed these people didn’t face criminal charges, fines, or receive points on their licenses, according to news reports.

In New York City, drivers who harm those walking or bicycling usually suffer no penalties unless proven to be driving drunk or recklessly, even if they do something obviously against the rules like jump a curb. Sometimes drivers suffer no penalties even if they are drunk or reckless, because by policy New York City police only investigate accidents where someone dies or is on the verge of death.

As New York City prepares to unveil its bike-sharing plan, there has been increasing discussion of whether the laws governing the streets, as well as the enforcement of these laws, are reasonable. Late last month, a group led by Councilman Brad Lander called on the New York Police Department to change the way it investigates traffic accidents.
